One major challenge of redevelopment is negotiating with the society. Different people have different aspirations in life, and while some may be happy with what they have and not want to redevelop, others may be more aggressive and interested in the process. The larger the society, the more challenging it becomes to get everyone on the same page. Additionally, approvals for redevelopment projects can take much longer than in the past. Another factor to consider is the time it takes to bring a redeveloped property to market. Not only do you have to start the construction process, but you also need to provide alternate accommodation for current residents. Even with good rental values, physically moving out can take time, especially with larger projects. Ultimately, the decision between redevelopment and starting anew comes down to various factors, including the location, cost, and potential return on investment. A savvy developer must consider different people’s interests when deciding whether to pursue a redevelopment project. While the construction itself may not be an issue, the negotiations and closure with the society can present significant challenges.
